Manchester’s First Commercial Grade A Multi-Let Building using pure green energy procured by Open Green Energy.

Open Green Energy have partnered with Schroders Asset Management and All Plus Management to procure pure green energy for No.1 Spinningfields.

No.1 Spinningfields, a 350sf. BREEAM Grade A Commercial Office Building, was completed in 2017. It is the largest Grade A multi-let commercial office build in Manchester City Centre.

Open Green Energy were instructed to review the construction energy contracts and existing energy management infrastructures in place. Over a 12-month period our team audited the metering and sub-metering, recalibrating and realigning this to provide a clear understanding of activity and consumption.

Our G.R.E.T.A data software was installed in 2018 and provides Schroders and the occupier base, including PwC, with real-time energy consumption and carbon emissions data. This technology has led to optimised cost and regular reporting on the sustainable activity of the building.

Open Green Energy’s strategic green energy procurement tender process began in 2020. We used the optimised data from G.R.E.T.A and extensive market analysis and expertise to secure green onshore wind from Carno Wind Farm and green gas from Biomass North Yorkshire. These were procured at comparable prices to previous energy costs.

Our collaborative ‘energy as a service’ approach, underpinned by meaningful analytics, resulted in No.1 being the first Commercial Grade A building in Manchester using pure green energy.

No.1 Spinningfields receives continuous reporting and support from Open Green Energy, driving sustainable decision-making processes using the living data provided by G.R.E.T.A.
